Trends in professional property market at end 2024, according to Mubawab

Mubawab.tn, Tunisia’s leading real estate classifieds website, presents the third edition of its study on commercial real estate, highlighting the key figures and latest trends in the commercial real estate market (offices and business premises) for the period from January to October 2024.

This edition of the professional real estate guide has confirmed a conclusion made in the previous edition, namely that the areas with the highest density of offices for rent and sale are also the most sought after by professionals. A concentration of companies, offices, shops and infrastructure suitable for professional activities.

Berges du Lac and Montplaisir the most popular

The most popular areas include Les Berges du Lac 2, with a rental price of TND 289/m², followed by Berges du Lac 1 (TND 276/m²), Montplaisir (TND 202/m²) and Centre Urbain Nord (TND 260/m²).

These four districts stand out as key benchmarks among Tunisia’s main business zones, characterized by a concentration of companies, offices, shops and infrastructure suitable for professional activities.

Demand is also strong in La Marsa (TND 283/m²), Cité Ennasr 2 (TND 218/m²) and Bab Bhar (TND 157/m²).

And the most expensive…

Berges du Lac 2 stands out as the most expensive area in which to buy an office, with an average price of TND 6,450 DT/ m² closely followed by Berges du Lac 1 (TND 5,150 DT/m²) and Centre Urbain Nord (TND 4,647 DT/m²).

There are, however, less expensive alternatives, such as Montplaisir, with a price of TND 2,558/m², or La Soukra, where the sale price is TND 2,976/m².

The positioning of the districts surveyed, both for buying and renting offices, is explained by their strategic location, their economic dynamism and the ongoing modernization of their urban infrastructure.

Average price per m² for renting business premises

For renting commercial premises, districts such as La Marsa (TND 486/m²), l’Aouina (TND 455 dt/m²), Les Berges du Lac 2 (TND 518/m²), La Soukra (TND 229/m²), Les Berges du Lac 1 (TND 385/m²) and Ain Zaghouan Nord (TND 343/m²) topped the list of top locations for renting commercial premises.

When it comes to buying commercial space, La Marsa is the most sought-after area, with an average price of TND 5,528/m². It is closely followed by L’Aouina (TND 4,738/m²), then the El Mghira industrial zone (TND 2,075/m²).

Berges du Lac 2 (TND 8,445/m²) and Nabeul Centre (TND 2,538/m²) also remain highly attractive, ranking fourth and fifth respectively.

This positioning is reflected in the diversity of commercial activities present in these districts, their well-maintained infrastructure and their easy access to public transport networks, including a direct link to Tunis-Carthage airport.
