Tunisia: property developers’ debts rise to 5,600 MD, or 10% of state budget

Treasurer of the National Chamber of Real Estate Developers Hechmi Miliani, considered that the first housing program is a big failure, adding that an overall sum of 200 million dinars was allocated to this program in 2019.

He told Express FM that all studies prepared by the various trade unions of real estate developers have shown that this program has failed, emphasizing the lack of responsiveness on the part of the state to the proposals of the National Chamber of Real Estate Developers in connection with the government decree on the program of the first housing.

On another level, he said that the real estate development sector generates between 700,000 and 800,000 jobs spread over nearly 300 trades, adding that the debts of real estate developers have reached 5600 million dinars, or 10% of the budget of Tunisia, knowing that the total value of real estate loans is estimated at 11,500 million dinars.

The same source said the sector’s regulations date back to 1990, pointing out that the incentives for the purchase of the first home and the increase in taxes are irreconcilable.

He added that the number of real estate promoters in Tunisia has reached 3300, of which only 700 promoters exercise this profession in a permanent way, noting that “we do not need financing but a new regulation”.
