The 2024 census recorded 4.2 million housing units for only 3.4 million households. Tunisia does not lack housing; it lacks accessible housing where people actually live.
Two-thirds of the population is concentrated along the coast, which makes up only 10% of the territory but accounts for 80% of economic activity.
Adding to this, soaring construction costs, materials, and labor make affordable housing increasingly out of reach, prompting state intervention through the 2025 and 2026 finance laws.
The latest project of Société Nationale Immobilière de Tunisie (SNIT) reflects the Tunisian President’s aim to restore to this public enterprise, the Agence Foncière d’Habitation (AFH) and the Société de Promotion des Logements Sociaux (SPROLS) their original mission: to provide decent housing at prices that reflect the social realities of low-income Tunisians.
